Drop-Shipped vs. Turnkey
"Drop-shipped" and "turnkey" refer to two different purchasing plans between the homebuyer and the homebuilder. With a turnkey plan, all elements of the design, purchase, set and finishing of your home are completed for you. With a drop-shipped plan, the homebuyer is responsible for all site work for the new home. The choice is yours!
Under either plan, Country Classic Homes orders the modules from the manufacturer and incurs the costs of the delivery and set. We provide extensive administrative support during the design and ordering process, arrange for the set crew and crane operation, and ensure that the modules are set on the buyer's foundation and made weather-tight. At this point, with the drop-shipped plan, Country Classic Homes completes it's service role in the purchasing and setting of your new home. The customer/owner then takes over and serves as the general contractor/builder for all the site work for the new home (see below).
With a turnkey plan, the homebuyer makes arrangements to have most or all of the site-work completed by our in-house construction company, John David Builders.

Site work may include any or all of the following, depending on house plan:
Providing a driveway, foundation, and sill plates for the house to sit on
Providing lolly columns before the home is set.
Applying interior trim and doors to doorways and openings at marriage walls.
Removing temporary support systems and finishing area.
Applying sheetrock and finishing walls and/or ceilings in open areas at marriage walls.

Sheetrock repairs and touch-up painting.
Installing carpeting on stairways.
Providing and installing basement stairs.
Purchasing and installing railings for all staircases.
Purchasing and installing ground-floor (basement ceiling) insulation.
Completing siding at the gable ends of houses having a marriage wall break.
Installing siding on upper modules of two-story homes.
Installing all shipped-loose items (attic windows, dryer vents, fixture accessories, etc).
Completing exterior siding and interior of dormers.
Installing soffit, fascia, and standard exterior trim.

Purchasing and installing kitchen appliances.
Installing a heating system, hot & cold water systems, and a septic system.
Installing heating and plumbing tie-ins to services (furnace, sewer, well pump etc.).
Installing electrical service, shipped-loose electrical fixtures, and basement lights.
Installing outside steps, decks, porches, porticoes, breezeways, etc.
Purchasing and installing garage doors, and hatchway doors and steps.
Providing a dumpster for discarding house wrap and construction debris.
The modular units are manufactured with two coats of interior primer paint only. Where drywall has been left off for plumbing, electrical or modular connections, the owner will have to install drywall, apply joint compound, sand, and paint the area. There may be minor cracking during shipment.
